The maximum capacity of the villa is twelve, including children and infants.

Check in is at 4:00 p.m., and check-out is at 10:00 a.m.

There is a $100.00 fee for a late checkout as it will check out and add additional cleaning staff. Please notify us at least 48 hours in advance of your desired late checkout to be able to coordinate the staffing requirements and accommodate your needs. 

Ninety-seven percent (97.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than seven days before the reservation's arrival date. Refunds will NOT be issued for cancellations made within seven days before the arrival date.

There are no parties or celebrations permitted on the premises.

Per our insurance requirements,  we require a list of guests and a government picture ID of any adults on the reservation guests.

Smoking is allowed exclusively in a private open-air designated area.

Two days before the check, a credit card hold of 500.00 is placed on your credit card for security or damage protection. This is reimbursable if there must damages or policy violations.

Florida State Law requires that taxes are collected and those will be calculated and disclosed prior to your booking. 

The cleaning fee is 225.00, a one-time charge.

The pool and jacuzzi heater are optional at 40.00 per night and if requested should be done 48 hours prior to check-in and will be for the complete duration of your stay. 

The pool will heat at 89 degrees, and the jacuzzi at 102. If temperatures are 60 or below we will not recommend the pool heater use and you will be reimbursed for all the nights in your reservation that it was not used.  

The pool heater will be operating an average of a minimum of 8 hours to 16 hours maximum per day based on weather conditions and other factors.
